Meeting in February, the Boardman Board of Education---Vickie Davis, John Fryda, Tom Varley, Candice Rivera and John Landers---voted unanimously to challenge the taxable valuations of nine parcels of property located within the local school district.
All of the properties in question were purchased in 2023, and their taxable value is significantly less than the prices paid for the properties.
In total, the nine properties were purchased for a total of $43 million, the school board declared by resolution. However, Mahoning County’s tax year 2024 value for the sites is just $25.323 million, some $17.6 million less than the aggregate purchase prices of the properties in 2023.
The school board’s complaint on the properties will be presented to the Board of Revision, a branch of the Mahoning County Auditor’s Office.
According to the resolutions approved by the school board, the valuation of the following properties are being contested.
•7871 Market St., sold to KG Real Estate Boardman Wholesale LLC (Ken Ganley), 7871 Market St., purchased on Apr. 7, 2023 for $4.4 million and the county’s tax year 2024 value is $3.021 million;
•7870 Market St.,sold to KG Real Estate Boardman LLC (Ken Ganley), purchased on Apr. 7, 2023 for $7.5 million and the county’s tax year 2024 valuation is $3.51 million;
•8301 Market St., sold to La Moncha Real Estate Holdings LLC (Humtown Products), purchased for $3.5 million on Oct. 26, 2023 and the county’s tax year 2024 valuation is $1.638 million;
•7997 Market St.,sold to Cochran MVRE LLC (#1Cochran), purchased on Jan. 20, 2023 for $12.9 million and the county’s tax year 2024 valuation is $7.638 million;
•7809 Market St., sold to Cochran MVRE LLC, purchased on June 15, 2023 for $3.14 million and the county tax year 2024 valuation is $1.56 million;
•7807 Market St.,sold to Cochran MVRE LLC (#1 Cochran), purchased on June 15, 2023 for $2.1 million and the county’s 2024 tax year valuation is $1.505 million;
•80 Karago Ave., sold to Cochran MVRE LLC, purchased on Jan. 20, 2023 for $1.03 million and the county’s 2024 tax valuation is $395.380;
•7955 Market St., sold to 7955 LLC (Cochran Ford), purchased on Oct. 12, 2023 for $5.16 million and the county’s tax year 2024 valuation is $4.528 million; and
•448 Boardman-Canfield Rd., sold to 448 Boardman LLC {Cochran Honda), purchased on Oct. 12, 2023 for $3.27 million and the county’s tax year 2024 value is $1.507 million.
The Boardman Local School Board’s resolutions on the properties say the law firm of Peters, Kalail & Markakis Co., LPA has been hired to file the complaints on the properties with the Board of Revision. |
